Purpose / Eligible uses:

- Purchase of a new or existing house or apartment

- Purchase of land and construction of a house

- Renovation or improvement of an existing property (including guest rooms, bathrooms, furniture, solar backup and safety improvements)

- Home purchase or construction for overseas Pakistanis

 

Indicative financing limit: Subject to Bank Alfalah policy and the applicant’s income and property value. Applicants must verify limits directly from the bank.

 

Tenor / Repayment period: Up to 20 years for purchase or construction; shorter tenors for renovation or improvement. Exact tenor to be confirmed with Bank Alfalah.

 

Mark-up / Profit rate: Variable mark-up linked to the 1 year KIBOR plus a bank margin; the rate depends on applicant profile and may change over time. Verify current rate with Bank Alfalah.

 

Security / Collateral requirement: Mortgage of the property being financed and any additional security or guarantor as per Bank Alfalah policy.

 

Key eligibility conditions:

- Pakistani national (resident or overseas) with valid CNIC/NICOP

- Age typically 23–60 years for salaried and 23–65 years for self-employed at maturity of financing

- Stable employment or business income meeting minimum income thresholds

- Good credit/CIB record

- Property must be located in a city/area approved by the bank

 

Required documents:

- Completed home finance application form

- Copy of CNIC/NICOP of applicant and co-applicant (if any)

- Recent passport-size photographs

- Salary slips or employment certificate for salaried applicants

- Business proof (tax returns, NTN, partnership deed) for self-employed applicants

- Bank statements (last six months)

- Property ownership documents, sale agreement or allotment letter

- Property valuation/approved map and bills of quantities as required

- Any additional documents required by the bank
